As part of Hollingsworth Funds, our company, Verdae Development, was born of generosity and a passion for the community. Which is why we’re taking our commercial property on Laurens Road alongside the Swamp Rabbit Trail and rethinking it. Step by careful step, creating a walkable, close-knit, diverse, connected, trailside district.

Collaborating with City leadership and the community at large, and guided by Greenville’s GVL2040 smart growth plan, we’ve designed Bolden Street District to be a place for all. A place where an eclectic, energetic mix of homes, jobs, businesses and recreation draws people together with a unique sort of magnetism. And a place where the success of the district will directly benefit the city through purposeful redevelopment.

The plan for Bolden Street District is founded on a set of guidelines shaped and inspired by the Greenville community and aligned with the City of Greenville’s GVL2040 Comprehensive Plan.

Design for high-quality placemaking

Provide an authentic Greenville experience along the Swamp Rabbit Trail. That’s the core inspiration for the character of Bolden Street District. Not a historic recreation but an honest reflection of Greenville today. Creating a place that feels both comfortably familiar and wonderfully fresh.

Create a new kind of urban node for Greenville

A walkable mix of homes, workplaces, entertainment, food, shopping and gathering places, energized by community events and programming that bring people together.

Support improved mobility and connection

With an emphasis on walking and biking, improve accessibility to surrounding neighborhoods, other mixed-use nodes, and to downtown Greenville.

Promote regional economic development

Support ongoing prosperity in Greenville, including a small-business ecosystem for new and existing companies.

Facilitate sustainable urban growth

That is, sustaining Greenville’s priorities — land preservation, affordable housing, better mobility choices — through growth that is more compact, mixed income, transit supported and ecologically restorative.

Reuse the land with purpose

It’s time to let the older strip retail malls give way to a better, higher land use. And with careful planning, we can do this while helping existing retail tenants either relocate or find a new home here in Bolden Street District.

Provide a range of homes

Homes for every kind of family and every walk of life. From baristas and first responders to CEOs and PhDs. This is key both to supporting the GVL2040 plan and to fostering a rich, diverse and vibrant sense of community.

Connect to nature

Nature is what puts the green in Greenville. Likewise, Bolden Street District is designed around a “green infrastructure” of trails, natural spaces, plazas, parks and paseos that will serve as the foundation for the entire vision and will pull the experience of the Swamp Rabbit Trail through the district.

Tapping into the trail

The Swamp Rabbit Trail has become a favorite experience and a point of pride for the whole city. And with a long stretch of the SRT extension running right along the Bolden Street District, we’re creating a very special trail stop. Where there always seems to be something happening. An art show. An outdoor concert. A barbecue cookoff. Bringing the spirit of the trail right into the district. And bringing even more magic, and more community, to the SRT.
